Who we are
UrbanVale was founded by two directors with deep, complementary backgrounds across property development, land surveying, planning, engineering, business, sales, marketing and finance. Between them, they bring more than 25 years of hands-on land development experience – not as advisors observing from the outside, but as developers who have owned sites, navigated complex planning processes, structured deals, managed consultants, and seen projects through to titled lot outcomes.
Before becoming developers, the directors spent years working within the development industry in consultancy roles, collectively managing over 100 developments of all shapes and sizes across Victoria. That background gave them an unusually complete understanding of how development works at every level – from state and local planning authorities through to engineering, surveying, finance, and delivery. It also gave them a clear picture of where most developers go wrong, and what it actually takes to get a project right.
UrbanVale was built to apply those lessons directly – as a development business that is serious, experienced, and genuinely hands-on from beginning to end.
We focus on residential land subdivisions of 30 to 500 lots across Victoria, with a particular interest in regional cities and towns where housing supply is constrained and demand for well-planned residential lots is genuine and growing.
Our edge
Most development businesses rely heavily on external consultants to assess whether a site is viable. That takes time, costs money, and slows down decision-making at the exact moment when speed and accuracy matter most.
UrbanVale operates differently. Our directors have the technical background to assess site yield, development costs, servicing requirements, and residual land value in-house – and to prepare urban design and subdivision concepts without engaging external parties at the due diligence stage. We can analyse a site, model its feasibility, understand its planning pathway, and form a clear view on value before most developers have made their first consultant call.
This capability means we can screen more opportunities, move more quickly on the right ones, and arrive at decisions that are better informed and more commercially sound. It also means that when we do bring in our consultant network – and we work with some of the best development consultants in Victoria – we already understand the site deeply, which makes the whole process more efficient and more likely to produce a strong outcome.
The practical result for landowners is a developer who can give a considered, credible view on their land quickly and without unnecessary process. The result for investors is a team that manages capital carefully, makes decisions with real technical understanding, and does not outsource the thinking.
Our track record
Our directors have owned and managed land development sites spanning hundreds of lots across regional Victoria, across a range of site types, planning pathways, and market conditions. Combined with their earlier consultancy work across more than 100 developments, they bring a depth of accumulated experience that is genuinely rare in a business of this size.
As developers, the current and previous pipeline sits at just under 1,000 residential lots, including active sites currently in planning and sales and previous sites that have been finalised.

How we work
UrbanVale does not take a passive role in the projects we pursue. We stay closely involved at every stage – from the first assessment of a site through to planning, structuring, consultant coordination, delivery, and sales.
That involvement matters because land development is shaped by the quality of decisions made throughout the process, not just at the outset. A well-chosen site can still produce a poor outcome if the planning strategy is wrong, the structure is poorly considered, or the delivery loses discipline. Staying closely involved is how we protect the integrity of each opportunity from start to finish.
Across every project, our involvement typically spans site identification and acquisition, in-house feasibility and yield assessment, landowner engagement and deal structuring, planning strategy and approvals management, consultant engagement and coordination, finance coordination and project structuring, construction engagement and delivery oversight, and sales and marketing coordination, and finally ending in settlement management.
We pride ourselves in being involved in every step of the way, which results in better decisions and quicker turnaround for the projects.
Our people
Having worked in and around the development industry for more than 25 years, our directors have developed strong, tested relationships with some of the best development consultants in Victoria. These are not simply service providers – they are trusted partners who understand how we work, align with our values, and bring genuine expertise to every project they are involved in.
Our core network includes specialists across town planning, civil and development engineering, accounting and tax advisory, legal, sales and marketing, and civil construction and delivery. We work with people who have deep land development experience at both state and local level – including planners who have worked inside government planning authorities creating Precinct Structure Plans, engineers who have managed complex servicing and delivery challenges across Victoria, and advisors who have been part of the development journey since its earliest stages.
We are selective about who we bring onto a project, because the quality of the team has a direct and measurable impact on the quality of the outcome.
