UrbanVale and its directors have an active pipeline of residential land development projects across Victoria, with a current and previous portfolio of just under 1,000 residential lots spanning a range of site types, planning pathways, and regional markets.

Current projects

The following sites are currently active in the UrbanVale pipeline, at various stages of planning and delivery.

Leongatha, Gippsland

Current - delivery

A beautiful site consisting of two abutting titles on the edge of Leongatha that has been rezoned and a permit received for 171 large residential lots. The site sits on elevated ground overlooking a valley and river below, with a character and scale well suited to the Leongatha market.

Leongatha is a well-established regional centre in South Gippsland with strong local services, a stable employment base, and consistent demand for quality residential land.

Longwarry, West Gippsland

Current - planning in progress

Approximately 200 lots currently progressing through the Development Facilitation Program – a state-based accelerated planning pathway for state-significant developments that operates outside the standard council planning process.

A flat, well-located site on the edge of Longwarry, in a market with limited existing housing supply and growing demand driven by its position within commuting distance of Melbourne’s south-eastern suburbs.

Lang Lang, Cardinia

Current - strategic planning

A longer-term strategic planning site with the potential to yield approximately 200 lots. The site features a small river corridor that will be enhanced as part of the development, providing a natural amenity element for future residents.

The subdivision is planned as a mix of standard and larger lots suited to the Lang Lang market, which currently has minimal housing supply relative to demand.

Previous projects

The following sites have been completed or progressed to permit by the directors prior to or alongside the establishment of UrbanVale.

Yarrawonga, North East Victoria

Previous - finalised

A well-located site abutting Lake Mulwalla on the Murray River, which achieved a planning permit for 128 large lots. The larger lot sizes were well suited to the Yarrawonga market and the site’s lakeside setting.

Yarrawonga is a popular regional centre and tourism destination on the Victorian side of the Murray River, with strong lifestyle appeal and consistent demand for quality residential land.

Stawell, Grampians Region

Previous - finalised

The largest project of its scale in Stawell, achieving a planning permit for approximately 100 residential lots plus mixed-use land. The lot design was tailored to the local market, with affordable lot sizes suited to Stawell’s predominantly owner-occupier residential demand.

Stawell is a regional centre in Victoria’s Grampians region serving a broad catchment across the northern Grampians area, with a stable employment base anchored by agriculture, mining, and health services.

Our focus areas

UrbanVale focuses primarily on residential land development opportunities in regional Victoria – particularly in established regional cities and towns where housing supply is constrained and demand for well-planned residential lots is genuine and growing.

Our current and previous projects reflect that focus, with sites across Gippsland, the Murray region, and the Grampians – markets that share common characteristics of genuine housing need, stable local economies, and planning contexts that suit the type of thoughtful, well-managed development UrbanVale pursues.

We are also actively considering opportunities in selected interstate markets in South Australia, Western Australia, and Queensland, where the right site and market conditions align.
