Selling to a developer is different
Most landowners who approach a developer are doing it for the first time. The process is different to selling a home or a commercial property, and the considerations are different too – including how the land is valued, how settlement can be structured, and what the developer is actually looking for when they assess a site.

What a developer sale can offer
Selling land to a developer is not always the right answer – but in the right circumstances, it can unlock value that a standard market sale simply cannot achieve.
Residential land with genuine development potential is valued differently by a developer than by the open market. A developer is buying the future yield of the site – the number of lots it can produce, the planning pathway required to get there, and the profit margin available after development costs. Where that yield is meaningful, the price a developer can pay may be substantially higher than what the open market would offer for the same land, especially as farm land.
Beyond price, a developer sale can also offer flexibility that a standard sale cannot. Depending on the site and the structure, this may include longer settlement periods that give the landowner time to manage tax and financial planning, staged payments tied to development milestones, or other arrangements tailored to the landowner’s specific financial or tax situation.

What we look for
UrbanVale is actively looking for land across Victoria and interstate that has the potential to support residential land subdivisions. We are interested in a wide range of site types and planning contexts, and we are comfortable assessing complexity that other developers may avoid.
We are generally interested in sites where:
- the land has the scale to support a meaningful residential subdivision - typically 30 to 500 lots, though we will consider smaller sites in the right location and market
- the location supports genuine residential demand - established regional centres, growing cities and towns, or areas with clear access to services and infrastructure
- there is a realistic planning pathway to a residential outcome - whether the land is already zoned for residential use, requires a rezoning application, or involves a longer-term strategic planning process
- the site has characteristics that a thoughtful development approach can work with - topography, natural features, adjoining land uses, and future growth context all factor into how we assess an opportunity
We are also actively considering interstate opportunities in South Australia, Western Australia, and Queensland, where the right site and market conditions align.

Settlement flexibility
One of the less well understood aspects of selling land to a developer is that the settlement structure can often be tailored to the landowner’s needs in ways that a standard property sale cannot.
Depending on the site and the deal, UrbanVale may be able to offer longer settlement periods that allow the landowner time to manage the financial and tax implications of a large transaction, staged payments tied to planning or development milestones, or other arrangements that reflect the specific circumstances of the landowner and the site.
We raise this not to make promises about what any particular deal will look like – every site and situation is different – but because many landowners are not aware that this flexibility exists, and it can make a meaningful difference to the attractiveness of a developer sale compared to alternatives.
