Many landowners wait until they have made a decision before speaking with a developer. In our experience, that often means missing options that were available earlier – structures that required more lead time, planning pathways that needed earlier preparation, or simply a clearer understanding of value that would have changed how the landowner approached the process.

UrbanVale focuses on residential land development opportunities across Victoria, particularly in regional cities and towns where housing demand is genuine and supply is constrained. We are also considering interstate opportunities in SA, WA and QLD.

We are comfortable with complexity. Sites that require rezoning, have planning overlays, involve servicing challenges, or need a longer-term strategy are not automatically unsuitable – in many cases they represent the opportunities where our in-house capability makes the most difference.

What to expect

We understand that approaching a developer can feel like a significant step, particularly if you have held land for a long time or are still working through what you want to do. We try to make the process as straightforward and low-pressure as possible.

Initial Conversation

We will have a brief conversation to understand your land, your situation, and what you are hoping to explore. This is informal and confidential.

Step 2

Site Assessment

If your land looks like it may be suitable, we will carry out an initial in-house assessment – covering yield, planning pathway, development costs, and an indicative view on value. This does not require you to engage consultants or spend any money.

Step 3

Feedback and Options

We will come back to you with a clear, honest view of what your land may be suited to and what options we think are worth exploring. If we think there is a basis for working together, we will explain what that could look like. If we do not think the timing or the site is right, we will say so.

Step 4

Moving Forward

If both parties want to explore further, we will discuss the right structure – whether that is an acquisition, a joint venture, a development agreement, or another arrangement – and work through the detail together with the appropriate advisors involved.
There is no obligation at any point until a formal agreement is in place.
