For Landowners
Own land with development potential?
UrbanVale works with landowners across Victoria who are considering what to do with their land. Whether you are thinking about selling, exploring a partnership, or simply want to understand what your land may be worth to a developer – we welcome the conversation.
All enquiries are handled confidentially and carry no obligation.
Not every landowner is looking for the same outcome
Some landowners want a clean, straightforward sale. Others want to stay involved and share in the development upside over time. Some are not yet sure what they want – they simply know their land may have potential and want to understand their options before making any decisions.
UrbanVale works with all three. We take the time to understand each landowner’s situation, priorities, and timeline before discussing what path may make sense. There is no single right answer, and we do not approach conversations with a predetermined outcome in mind.
What we do bring is genuine development experience, in-house technical capability, and the ability to give a considered, credible view on your land quickly – without unnecessary process or delay.
How we work with landowners
Sell your land
If you are considering an outright sale, UrbanVale may be able to offer a direct acquisition pathway. We can assess your land quickly in-house and discuss terms that reflect its genuine development potential – including flexible settlement structures where appropriate.
Partner with UrbanVale
If you want to stay involved and share in the upside, we are experienced in joint venture arrangements and development agreements that keep landowners meaningfully connected to the outcome. We will take the time to explain how these structures work and whether one may suit your situation.
Not sure yet?
If you are still working out whether your land has development potential and what realistic options look like, start with our site suitability guide. It covers the key factors developers assess when evaluating a site, and can help you form a clearer picture before starting any conversations.
The value of an early conversation
Many landowners wait until they have made a decision before speaking with a developer. In our experience, that often means missing options that were available earlier – structures that required more lead time, planning pathways that needed earlier preparation, or simply a clearer understanding of value that would have changed how the landowner approached the process.
An early conversation with UrbanVale costs nothing and commits you to nothing. It can help you understand what your land may realistically be suited to, what development structures might work for your situation, and whether there is a basis for moving forward together.
We are not in the business of pressuring landowners into decisions. We are in the business of creating good development outcomes – and those start with the right conversations at the right time.
What we look for
UrbanVale focuses on residential land development opportunities across Victoria, particularly in regional cities and towns where housing demand is genuine and supply is constrained. We are also considering interstate opportunities in SA, WA and QLD.
We are generally interested in sites where:
- the land has the scale to support a meaningful residential subdivision - typically 30 lots or more, though we will assess smaller sites in the right location
- the location supports long-term residential demand - established regional centres, growth towns, or areas with clear infrastructure and services
- the planning context suggests a realistic pathway to a residential outcome - whether through existing zoning, a rezoning application, or a longer-term strategic planning process
- there is an opportunity to add value through thoughtful planning, good design, and careful delivery
We are comfortable with complexity. Sites that require rezoning, have planning overlays, involve servicing challenges, or need a longer-term strategy are not automatically unsuitable – in many cases they represent the opportunities where our in-house capability makes the most difference.
What to expect
We understand that approaching a developer can feel like a significant step, particularly if you have held land for a long time or are still working through what you want to do. We try to make the process as straightforward and low-pressure as possible.
When you contact UrbanVale, here is what typically happens:
Step 1
Initial Conversation
Step 2
Site Assessment
Step 3
Feedback and Options
We will come back to you with a clear, honest view of what your land may be suited to and what options we think are worth exploring. If we think there is a basis for working together, we will explain what that could look like. If we do not think the timing or the site is right, we will say so.
Step 4
Moving Forward
Your privacy
We understand that exploring development options for your land is often a private matter. You may not be ready to make any decisions, or you may simply want to understand your options before discussing them more broadly.
All enquiries to UrbanVale are handled in strict confidence. We do not share information about landowners, sites, or conversations with third parties without permission. We approach every conversation with discretion and respect for the landowner’s situation and timing.
