UrbanVale is actively looking for residential land development opportunities across Victoria and interstate. If you are an agent, town planner, surveyor, or other industry professional with a site or opportunity that may be suitable, we welcome your introduction.
All submissions are handled confidentially and responded to promptly.

What we are looking for
UrbanVale is actively acquiring land and seeking development opportunities across Victoria and selected interstate markets in South Australia, Western Australia, and Queensland.
In general terms, we are most interested in sites where:
- The land has the potential to support a residential subdivision of 30 to 500 lots, though we will consider sites outside this range in the right location
- The location supports genuine residential demand - established regional centres, growing cities and towns, or areas with clear access to services and infrastructure
- There is a realistic planning pathway to a residential outcome - whether through existing zoning, a rezoning application, or a longer-term strategic planning process
- the landowner is open to a range of deal structures - including outright acquisition, joint venture, development agreement, or option arrangements
We are comfortable with complexity. Sites that require rezoning, carry planning overlays, involve servicing challenges, or need a longer-term strategic approach are not automatically unsuitable – in many cases they represent the opportunities where our in-house capability makes the most difference.

We move quickly Our directors have the technical background to assess site yield, development costs, servicing requirements, and residual land value in-house – without relying on external consultants at the due diligence stage. This means we can form a clear view on a site quickly and provide meaningful feedback without lengthy delays.
We are comfortable with difficult sites Many developers will only look at straightforward, shovel-ready opportunities. UrbanVale is experienced in assessing and structuring more complex situations – sites requiring rezoning, sites with planning constraints, sites involving multiple landowners, and sites where a longer-term strategy is needed. If you have a site that other developers have passed on, it may still be worth a conversation.
We are flexible on deal structure We are not limited to outright acquisitions. We are experienced in joint ventures, development agreements, option arrangements, and other structures that can work better for landowners in particular circumstances. That flexibility often makes it easier to bring a transaction together.
We are professional and discreet We understand that introductions from industry professionals often involve a degree of sensitivity – landowners who are not yet ready to go to market, situations that require careful management, or relationships that need to be protected. We approach every introduction with discretion and professionalism.
We pay referral fees where appropriate Where an introduction leads to a transaction, UrbanVale is open to discussing a referral fee arrangement with the introducing party. This is handled on a case by case basis.
How to submit a site
Submitting a site to UrbanVale is straightforward. We do not require extensive documentation upfront – a brief overview of the site, its location, approximate size, current zoning, and any known planning context is enough to allow us to carry out an initial assessment.
If you have additional information – a planning report, a title search, a feasibility study, or previous development applications – we are happy to receive it, but it is not a prerequisite for an initial conversation.

UrbanVale values the relationships we have with agents, planners, surveyors, and other industry professionals. Many of the best development opportunities come through people who know the land, know the landowners, and understand the local context in a way that is difficult to replicate from the outside.
We approach every introduction seriously, regardless of how early-stage or uncertain the opportunity may appear. We provide clear, prompt feedback on every site we are introduced to – including when we do not think a site is suitable – because we believe that is how good professional relationships are built and maintained over time.
If you introduce a site that leads to a transaction, we will recognise that contribution appropriately. We are not interested in one-off transactions – we are interested in building long-term relationships with industry professionals who can be part of our pipeline over time.
